A practical guide to getting started

Before diving too deeply into home showings, it helps to get a few things in place. Whether you're ready to buy soon or just beginning to explore your options, a little preparation can make the process easier and help you make confident decisions.

1. Know Your Numbers

Start by figuring out what you can comfortably afford and what your purchasing options look like.

  • Financing: Talk with a lender who has experience with the type of home you're considering. If you're looking at a manufactured home in a park, financing can work differently than it does for a traditional home.

  • Selling a home: If you need to sell before buying, I can help you understand your home's potential market value, preparation, timing, and selling costs if you don't already have an agent. If your home is outside my area, I'm happy to help you find a qualified local agent to assist with the sale.

  • Paying cash: Be prepared to provide proof of funds when needed. It's also helpful to understand how long it will take to access your money if it's held in investments or other assets.

Knowing your numbers gives us a realistic starting point and helps you focus on homes that make sense for your situation.

 

2. Get to Know the Market

Once you have a general idea of your budget, let me know what you're looking for. I can set you up with listing alerts for homes that fit your price range and preferences.

Even if you're not ready to buy just yet, watching the market can be valuable. You'll begin to see what's available in different neighborhoods, what your money can buy, and how quickly homes are selling.

I may also know of properties that are likely to come on the market in the near future, so it's helpful to stay in touch.

As interest rates and market conditions change, we can revisit your numbers and see what those changes might mean for your purchasing options.

 

3. Stay in Touch

I'll check in periodically to see how things are going, answer questions, and see whether your plans or timeline have changed.

I'll also set you up with email alerts for new listings that match your criteria. You can use Zillow or other real estate websites to browse as well, but having a personalized search helps keep the focus on homes that fit your needs.

There's no need to rush. The goal is to be informed and prepared when the right opportunity comes along.

 

4. Make Use of Helpful Resources

Buying or selling a home often involves more than just finding the right property. It can also mean downsizing, organizing, deciding what to update, or figuring out how to make a new space work for you.
